328 new malls by 2010: retail report - Belgaum gets one

Source: http://www.livemint.com/2008/03/24002940/328-new-malls-by-2010-retail.html

Bangalore: Some 328 new shopping malls are expected to come up in metros and so-called tier II and III smaller cities over the next two years, forcing developers to find innovative ways to attract stores and maintain foot traffic from shoppers.

A report titled Upcoming malls—2008 and beyond, compiled by real estate consultancy firm Jones Lang LaSalle Meghraj, says northern India will lead the retail boom, with 136 new malls by 2010.

While New Delhi is expected to get 15 malls, its suburbs, Faridabad and Ghaziabad, will get seven new malls each. Mumbai leads the pack among individual cities with 30 malls planned in the next two years. Real estate firms, such as DLF Ltd, Akruti City Ltd, Nirmal Lifestyle Ltd and Oberoi Constructions all have retail plans in the western and central suburbs of the country’s financial centre.

Kolkata, probably one of the last metros to be hit by the retail boom, has 18 malls lined up. The landmark Statesman House in central Kolkata, which would be turned into a 2 million sq. ft shopping destination by Emaar MGF Land Ltd, is one of the biggest malls coming up in India.
“This new breed of malls is expected to have facilities that were lacking in the earlier malls. Developers will now give more importance to determining factors like parking, mall design and soft strategies like customer relationship to make these malls work,” said Bappaditya Basu, a vice-president at Jones.

Some experts are sceptical about the numbers.

Retail consultants note only 22 new malls became operational in 2007 nationally. For example, just three of the slated 15 malls opened in Mumbai last year, because the others are still in various stages of completion.

Still, the Jones report points out a large number of emerging hot spots—smaller cities and towns that will get their first malls by 2010.

For instance, with 15 new shopping malls being set up by film director Prakash Jha, who has ventured into mall development, several areas in Bihar and Jharkhand, such as Patliputra, Sitamarhi, Hazipur and Bettiah, would soon feature for the first time on the Indian organized retail map.

In southern India, Kochi in Kerala is expected to have 13 malls by 2010, just one less than a shopping hub such as Bangalore.

With huge townships and residential ventures, such as Sobha Developers Ltd’s largest township in Maradu, Kochi developers are upbeat about the city prospects.

The study forecast both local and national developers setting up malls in previously unlikely places. The business strategy of EWDPL India Pvt. Ltd, a three-year-old developer, revolves around setting up first-time malls in small towns.

“We are finalizing a deal in Kottayam which would be the smallest town to get a shopping mall, and scouting for land in Alleppey in Kerala,” said Avnish Hasija, a director. The firm is developing malls in Belgaum (Karnataka), Bilaspur (Chhattisgarh) Kolhapur and Nanded (both in Maharashtra).

“Organized retail in India constitutes only 2% of the global retail industry. So new mall developers here are still going through the learning curve and trying not to repeat past mistakes,” notes Jones’ Basu.

IT industries prosper despite terror network - HUBLI

HUBLI: With seven IT companies taking possession of land in twin cities to start operations, it appears that IT/BPO industry has dared to make City next destination of the IT industry after Bangalore, Mysore and Mangalore nothwithstanding the terror fear prevailing in north Karnataka for the last couple of months, apart from infrastructure bottlenecks.'Aryabhatta Tech Park' that came up here following the state government's order to Hubli-Dharwad Urban Development Authority to develop 26 acres of land belonging to Hubli-Dharwad Municipal Corporation at Amargol on Hubli- Dharwad main road with an aim to develop a model tech park in the nonmetro city.

It has succeeded in attracting seven companies. As per the plan, the tech park will have 11 companies and seven organisations have already paid 40 per cent of the land price. The land is priced at Rs 10 lakh an acre and companies have been asked to remit betterment levy to the tune of Rs 78,450 an acre. There were speculations that IT companies were reluctant to set up firms in City when the media exposed the planned sabotage activities by the suspected terrorists and activists of banned outfit SIMI in the region.Following the speculations the real estate business has witnessed a significant fall in twin cities .Hubli City, which had witnessed the adversities of communal riots on its routine business and economy during the Idgha Maidan issue in 1990s, has been slowly shedding its ‘sensitive city’ tag to become normal and ‘industry-friendly city’, but failed to become the ‘preferred’ IT destination after Bangalore-Mysore even after setting up a Software Technology Park of India (STPI) here which is lying almost vacant for the past one decade.

When the HDUDA approved the blueprint of Aryabhatta Tech Park with state-of-the-art facilities, the industrialists and people have rejoiced at the development, but in the mean time, it was speculated that no IT firms would come to Hubli following 'deep-rooted' terrorist links in the City.Despite speculations, seven IT companies of the nine companies which were allotted land by HDMC - Able Design Engineering Services, Dharwad, PAC Soft, Bangalore, Trinity Tech and Software Solutions, Hubli, Mahaveer Infotech, Hubli, Penaber Infotech, Hubli, Sankalp Semi- Conductors, Silicon Software Solutions Pvt Ltd, Evision Bangalore, Oruley Tech Pvt Ltd, Bangalore have taken possession of land at Aryabhatta Tech Park.Santosh Huralikoppi, CEO, NS Infotech Ltd and chairman of IT subcommittee, Karnataka Chamber of Commerce and Industries, Hubli, said that issues like terrorism would not have long-term impact on investors mood in small cities.

Source: http://timesofindia.indiatimes.com/Bangalore/E-certify_your_future_in_IT/articleshow/2860045.cms

BANGALORE: In a move to assess, enhance the level of computer proficiency in Karnataka and to empower computer-proficient talent pool outside Bangalore, the IT department has initiated a novel method — e-certification scheme.

The increased thrust by companies to set up centres in tier-II and tier-III towns has focused on human capital in these regions. To certify and empower human capital, the department, under the CSPT programme, will be able to reach out and provide an opportunity for professional to obtain a government-endorsed certification for their IT skills.

"The programme will be imparted in partnership with Merittack," said M N Vidyashankar, principal secretary of IT and BT department, here on Wednesday. The scheme’s twin objectives are to help candidates improve and prove their skill level. CSPT will help students to get certificates from the IT department. Since October 2007, more than 17,000 students have registered on-line for the scheme.

"The first 10,000 will be given a certification test by December-end more than 1 lakh students will be given certificates. Corporates like AMD and Intel have joined hands to support this scheme," he said To ensure candidates from all parts of the state get an equal opportunity, two zones have been created. While Bangalore Rural, Mysore, Mangalore have been categorized under south zone, Gulbarga, Hubli-Dharwad and Belgaum come under north zone.

Karnataka budget

No new taxes in Karnataka budget

Bangalore/New Delhi, March 10 (IANS) A Rs.61 billion increase in the total outlay with higher spend on infrastructure, rural development, irrigation, education, weaker sections of society, housing and women and children welfare and no new taxes mark the 2008-09 budget for poll-bound Karnataka presented Monday.

The state capital and India's IT hub Bangalore gets Rs.2.4 billion (Rs.240 crores) to improve road maintenance. Major district roads will also be improved with an expenditure of Rs.3 billion (Rs.300 crores), Union Finance Minister P. Chidambaram said, presenting the budget to parliament in New Delhi.

The budget was presented in parliament as Karnataka is under president's rule since Nov 20 following the fall of the one-week-old Bharatiya Janata Party (BJP) ministry after its coalition partner Janata Dal-Secular (JD-S) withdrew support.

The Congress party in Karnataka hailed the budget. Its state chief Mallikharjun Kharge said it addressed the needs of both rural and urban areas. BJP's B.S. Yeddyurappa, who was chief minister for one week in November last year, described the budget as an "election gimmick".
Chidambaram allocated Rs.50 million as Karnataka's initial equity in the new Special Purpose Vehicle to be set up to provide high speed rail link to the new Bangalore International Airport scheduled to start commercial operations from March 30.

The new airport is at Devanahalli, about 35 km from the city centre and connectivity to it remains a problem.

The budget continues all the popular programmes of the previous JD-S-BJP coalition government in the state. They include loans to farmers at four percent interest rate, mid-day meal scheme for schoolchildren and free bicycles for school-going girls to encourage women's education.

The budget allocates Rs.1 billion for upgrading airports in Mangalore, Mysore, Hubli, Bijapur, Shimoga, Hassan, Gulbarga, Karwar, Bidar and Belgaum.

An amount of Rs.500 million is earmarked for a new state secretariat building, Vidhana Soudha, in Belgaum bordering Maharashtra.

Chidambaram also increased by a whopping 58 percent allocation to redress regional imbalances within the state. Called the Special Development Plan, to mainly help north Karnataka which lags behind the south of the state, it was launched in 2007-08 with an allocation of Rs.15.71 billion. In 2008-09, the allocation for the plan will be Rs.24.89 billion.

The total outlay will be Rs.565.42 billion as against the budgeted outlay of Rs.504.66 billion for the current fiscal. Similarly, the annual plan outlay will be Rs.217.51 billion for 2008-09 as against Rs.177.83 billion. The outlays will be from the state consolidated fund.

"By maintaining the revenue surplus and limiting the fiscal deficit to less than three percent, Karnataka will continue to receive the benefits of debt consolidation and waiver of central loans amounting to about Rs.6.5 billion per year," Chidambaram informed the members.

"The budget seeks to promote the development of human capital in the state by enhanced investments in education, health and social welfare. The budget also seeks to initiate special steps to improve the productivity of the farm sector and the economic condition of farmers," Chidambaram said.

Mega six-lane projects in offing - Belgaum-Dharwad (80 km, Rs 560 crore)

With access-controlled expressways attracting massive investments, the Ministry of Road Transport and Highways has decided to conduct the feasibility study for more such expressways.

Construction companies eyeing the access controlled, six-lane expressway projects of National Highways Authority of India (NHAI) are likely to get investment opportunities for at least four such projects spread over 495 km over the next few months.

They are Chandikhol-Jagatpur-Bhubaneswar (70 kilometre length, estimated cost Rs 761 crore), Delhi-Hapur (47 km, Rs 474 crore), the 198-km stretch of Vijayawada-Elluru-Rajamundri (Rs 1,602 crore) and the 180-km stretch on Delhi-Agra highway (Rs 1,918 crore). The feasibility reports for these projects are already completed and the work is likely to be awarded in about six months, said NHAI officials.Toll collection

These projects are for widening the current four-lane highways into six lanes and operating them for certain durations.

Companies would have to bid competitively for these projects on a revenue-sharing basis. Thus companies would have to bid on the extent of toll revenue that they are ready to share with the Government if they are allowed to operate the roads.

Since these highways are already four-lane stretches, the road operators can start toll collection even during the project construction phase from an ‘appointed date’ (within six months of winning the project), mutually decided by NHAI and the road operator. The toll revenues will be routed to an escrow account.

Recently, the NHAI awarded four such mega projects of 882 km length, which are likely to cost an estimated Rs 10,912 crore.

From the NHAI perspective, these projects have emerged as money-spinners, with companies willing to foot the entire construction cost and part with two per cent to 48.06 per cent of their revenues in the initial leg of the project.

At the end of the concession period, which is about 12 to 15 years duration, the winning firms have agreed to part with 12 per cent to 59 per cent share of toll revenues. More studies
The feasibility reports for another ten projects of similar nature are under preparation. They are: Kishangarh-Udaipur stretch (315 km, Rs 2,205 crore), Udaipur-Ahmedabad (235 km, Rs 1,645 crore), Varanasi-Aurangabad (190 km, Rs 1,330 crore), Nellore-Chilkaluripet (184 km, Rs 1,288 crore), Krishnagiri-Walajapet (148 km, Rs 1,036 crore), Pune-Satara (145 km, Rs 1,015 crore), Ludhiana-Chandigarh (85 km, Rs 595 crore), Belgaum-Dharwad (80 km, Rs 560 crore), Samakhiali-Gandhidham (56 km, Rs 392 crore), Indore-Dewas (55 km, Rs 385 crore).
With access controlled expressways attracting massive investments, the Ministry of Road Transport and Highways has decided to conduct the feasibility study for four such expressways between Delhi-Meerut, Chennai-Bangalore, Vadodara-Mumbai and Dhanbad-Kolkata. This was decided by the Road Ministry officials at a meeting with State Government authorities recently.

TRAGIC TURN OF FATE (Life has been cruel to this Karnataka techie)

New Delhi: Manjunath Kalmani occasionally gives a confused smile. But his eyes never smile. Framed by the iron headrest of his hospital bed, a striped sheet draped over him, the techie from Karnataka remains immobile. Actually, he can’t move even if he wanted to — he has been paralyzed neck down following a car accident in the US on May 1, 2002. The date is etched in his brain that’s ticking away, and registering every bizarre twist in his life story that took a dramatic turn that day. Not only was his promising life as a software engineer rudely interrupted at a young age of 27; he was reduced to a vegetable, living under the care of nurses in an alien land. Today he’s back home, but with no one to take care of him.

That’s the latest twist in his short but eventful life. On Wednesday, an air ambulance ferried him from Northside Hospital, Atlanta, Georgia, to the Palam airport. From there, he was taken and dumped at Safdarjung Hospital, which was kind enough to take him in and put him on a ventilator. The crippling paralysis has made his respiratory system useless. Manju was on his way back to his home from Nashville that May Day when his car spun out of control and hit a tree. It was a terrible accident, badly injuring his spine. Initially, it was feared he would spend his life on a wheelchair. But that turned out to be an optimistic prognosis.

Following a brain stroke and an emergency operation, he was paralyzed neck down. All he can do now is speak in a rasping whisper that’s not easy to comprehend. “I want to meet my mother. I haven’t met her for the past eight years. Please tell her I’m missing her if you get to speak to her,’’ he told TOI. Manju’s family is in Koppal. But hesitant to come to Delhi. “Come, and do what?’’ asked his brother Sudhakar when contacted over phone. The family can’t afford his treatment, and fears it might be forced to take him back home. “We can’t take care of Manju.

His condition is serious, he is on ventilator, and here we don’t have the facility to take care of him,’’ said Sudhakar, who works in a co-operative society that lends money to farmers and petty businessmen. Manju’s father is a farmer and mother, Vidyawati, a housewife. There was a time when the same family thought young Manju would change everything for them. He had got himself a job with an American new-economy company, weather.com, for which he was developing software.

Things looked good for a while. But then, the economy turned choppy and weather.com laid off many. Manju, too, got the pink slip. Left to the mercy of human kindness New Delhi: Manjunath Kalmani, who is lying in a Delhi hospital immobile, had to face tough days after he lost his job in the US as a software engineer. Since he was without a job for a few months, he didn’t have the money to renew his medical insurance. That’s when he met with a life-threatening car accident. In short, he was at the mercy of fellow humans. The Indian community raised money several times for Manju. He was moved to the Shepherd Rehab Center in Atlanta and then to a community apartment with nurses. Even as lay immobile in his bed, Manju’s spirit wasn’t broken. He started a blog with software system (sip-n-puff) based on the Morse code (mkalmani.blogspot.com).

He wrote about his injury and other things — such as myths and the truth about diabetes. It wasn’t a life without self-respect and might have remained that way but for the fact that his visa expired. That’s when the hospital got frantic about getting rid of him. In India, where life is cheap, such helpless persons are simply dumped, but you can’t do that in the US. The hospital, therefore, got in touch with the Indian mission, and for two years tried to get it to shift him back to India. Finally, on March 3, he was discharged. Accompanied by a nurse and an emergency medical technician of Central EMS and Life Flight Air Ambulance Services, he was brought back here by Phoenix Air Worldwide Aircraft Services. Only to be dumped.

Said Safdarjung Hospital medical superintendent Dr Jagdish Prasad: “The hospital received a call from the Indian Embassy, Washington, at 2.24 am on March 5, 2008, and was informed about Manjunath. And also that the air ambulance would be landing in Delhi in a few hours. We have admitted him on humanitarian grounds as the people who had brought him here were not ready to take him back.’’ Sudhakar told TOI that on February 28, a person called Sandra rang him up from Shepherd Rebab Center. “She said Manju was being shifted to Mother Teresa hospital in Delhi.’’ There’s no such hospital in the city; however, there is a destitute home by the name of Mother Teresa. Said Sudhakar:

“I had written to Shepherd Center about our condition and that we would not be able to take care of him. I had requested them that they should consider Manjunath’s case on humanitarian grounds take care of. I just want my brother to stay alive and taken care of. We can’t afford his treatment. But I don’t want him to die.’’ That, in short, is Manju’s story. In medical terms, he is a quadriplegic. He also has hypothyrodism, Type 2 diabetes, chronic urinary infection, depression, chronic abdominal pain with gastroparesis, profound blood pressure variation. All this is from his discharge slip from Northside Hospital, Atlanta.

What it doesn’t say is that he is totally helpless and at the mercy, yet again, on human kindness. Manju can’t even call for help. He claims that often his nurses at the community apartment where he was kept would not give him food — to prevent him from passing stool and save themselves the task of cleaning up the mess. His pancreas packed up while he was there. When TOI met him at the Safdarjung Hospital, Manju’s head had slipped from the pillow and he wanted somebody to straighten it out. Breathing hard with the help of a ventilator, he whispered for help. Tears rolled down his cheeks as he tried to speak to us. “I was forced to leave Shepherd hospital. I didn’t know that I was being sent to India till the last day,’’

he rasped with difficulty. It was difficult to follow what he said. His diet is reduced to carbohydrates, as due to excess protein in his body, he gets uncomfortable when he eats something else. “I have been on rice for years now,’’ he told TOI. Manju needs to be in an ICU as his condition is serious. He has developed bedsores and has to be looked after well. But with nobody by his side, he waits for help. The attending nurses find it difficult to understand what he says and carry a pen and paper to write down as Manju spells sentences with difficulty. Till recently, he was interacting with his family members from the hospital in Atlanta over the internet. “I use the Morse code to interact with my family on the computer. My means of communication is a laptop. I operate my computer using sip-n-puff mouth control device,’’ wrote Kalmani in his blog, which he started writing in 2007. But the laptop was taken away from him a month ago.

The Safdarjung Hospital is making efforts to shift Manju to the ICU. “We will inform the DGHS about the incident. And do whatever we can to help him,’’ said medical superintendent Dr Jagdish Prasad.

Enabling persons with disabilities - creating an inclusive workplace

MphasiS' completes first phase of 'Project Communicate'

Source: http://www.ciol.com/EC/News-Reports/MphasiS-completes-first-phase-of-Project-Communicate/4308104153/0/

BANGALORE, INDIA: MphasiS - an EDS Company completed the first phase of its "Project Communicate". The first batch of 19 persons with disabilities successfully completed the two-month training course that has made them employable in the IT/ITes industry. 14 of them have already been offered employment in MphasiS in their ITes operation.

Project Communicate, a training program for persons with disabilities, was launched in October 2007, with an initial aim to train over 40 persons by June 2008. The program is jointly driven by Mphasis -an EDS company, Diversity & Equal Opportunity Centre (DEOC) and The Association of People with Disability (APD).

Project Communicate, aims to train, skill & develop candidates to be "industry ready". Designed by MphasiS and Diversity & Equal Opportunity Centre (DEOC), the curriculum provides participants with both technical and soft skills required for a successful career in ITES. This includes Effective Communication, Analytical Skills, Technical Skills and Personality Development.

Speaking about the initiatives, Elango R, Chief Human Resource Officer, said "Creating an inclusive workplace is key to our corporate mission. Employment of persons with disabilities was not incidental - it is a key business driver and a conscious decision driven by the senior leadership. We have more than 120 persons with disabilities working with us. These employees have distinguished themselves with their commitment to the organisation, and value they bring to our customers. With Project Communicate, we hope to invest in training & developing more such individuals and aim to add them to our diverse workforce.

"Highlighting the rationale behind initiating the Project, Rama Chari, Director, DEOC said, "One of the reasons for low employment rate of persons with disabilities is the lack of accessible educational and training facilities in the country. Even those who have completed their senior secondary or graduation have mostly done so either in local medium schools or through correspondence. As a result, they are unable to clear the test and interview rounds. Therefore, we felt the need to focus on increasing employability through an intensive and structured pre employment training, which would enable them to compete on equal footing with other candidates. Post the two months training, employers who interviewed our trainees for jobs felt they were often more confident and prepared than the others."

Hats off to Mphasis, really every company needs to take this kind of initiatives to help Disable people. Try to spread this news across your family & friends so that our people will get benefited from this project.
